In
the
year 2000, we became involved in a dispute over a potential development
adjacent to our property on land unsuitable for residential homes. We stumbled along with
serious legal costs
and poor representation for six years when fortunately Tom came on the
scene in
the fall of 2006. We
immediately
realized that we finally had legal counsel familiar with issues
regarding
development, wetlands, conservation, and town regulations.
Tom
guided
us through a difficult process involving town planning commission
meetings,
Environmental Court appeals, mediation, and a final Settlement
Agreement. He was
always quick to respond to our
numerous questions as was his pleasant and efficient staff. Tom has a special ability
in dealing with the
opposition in a pleasant and meticulous manner and never compromising
his
client’s wishes. We
would highly
recommend the Walsh and Monaghan team for legal services.

We
have worked with Tom Walsh and Brian Monaghan on a difficult, volatile
property line dispute for over two years. The entire team at the firm
have shown great integrity, thoughtfulness and intelligence in trying
to bring resolution to what was a very difficult situation. They have
always been accessible, responsive and flexible in working with us.
They provided the expertise and outside professionals needed to reach a
fair and equitable resolution. We would recommend their
services
to anyone especially in regards to property and land use
disputes.

Brian
came down to help us on some sticky municipal legal issues
last
year. Then, as we've seen in all our experiences since, he's been
extremely facile with the law, parsing it for us elegantly, mindful
of intricacies and uncertainties; steering us well toward the
least bad path. It may have later come as a surprise to him that
immediately after he left the room that first time, we unanimously
voted to make him our town attorney. We've been very glad of that
decision since.

I
contacted Tom
about a problem I had been trying to resolve - without progress - for
months. By the time I realized I needed to go the legal route
(by calling
a law firm) I was fed up with the situation. From the first
phone call Tom
listened patiently to the whole story. He tackled the problem
with a
clear strategy and it was quickly resolved.
Throughout the process
he responded to my questions and concerns promptly; this was
not only
considerate but it reassured me that I had the help of a good
lawyer.

We
are so appreciative that Tom Walsh was selected to be Ann's financial
guardian during these past three years. He is
capable,
caring, and genuine. We always received prompt replies to
telephone calls and emails. And, even during the very
difficult
closings on the real estate properties, Tom represented Ann's interests
extremely well.
We were also impressed with his assistant,
Amy, who managed the day-to-day details for Ann promptly and
efficiently. She could always be reached when we had
questions.
Please
know that we will continue to share our first-rate experience with
Walsh & Monaghan, LLP, and to refer the firm every chance we
get. In a world where there is so much sadness in Elder Law,
working with Tom has been a pleasure.

Last spring I purchased my first home. In order to
obtain financing I had
to liquidate my life savings for a down payment and to cover closing
costs,
leaving me, literally, with only a few hundred dollars.
A couple of weeks after moving in the well went
dry. The sellers of the
house hadn't
disclosed that there was a severe water shortage,
and in fact had indicated that they had never had any issues. When we
called
the local well driller/service company they informed us that they had
visited
with the seller the previous summer to discuss their water shortage
problems! Needless
to say upset, and having no money left to address the problem, we
suffered
through several months of regularly running out of water, trying to
save up for
the inevitable cost of obtaining adequate water supply.
Fall came, and just when we needed to turn the
heat on the furnace died.
We called the local plumber only to find out that they had serviced the
furnace
just days prior to our home inspection and had informed the sellers
that parts
were no longer available to repair this particular model and that it
needed to
be replaced! I actually sold my car in order to pay for the new
furnace. It was
at that time I decided to seek legal counsel, and Tom came highly
recommended
by another reputable attorney in town.
Tom offered to take the case with a modest
(thankfully!) retainer fee,
and on a contingency basis. In spite of the stress of the case, I
enjoyed
working with Tom. He was always able to ease my mind when the sellers'
attorney attacked our case. We ended up settling in mediation. Tom's
fee was very reasonable considering the amount of time and effort he
spent in
the few months we pursued our case, and he was willing to go the
distance based
on the principals involved, even though it ultimately would not have
benefited
him financially being a relatively small case. He helped us out in our
time of
desperation, and for that I am not only grateful, I know who I'll
call next time I need legal services. And when we finally get around to
having
that housewarming party, Tom will definitely be invited!

Tom assisted my parents with durable power of
attorney, advanced health
care directives and discussing estate planning options. Due to some
significant
health concerns, we needed a quick turnaround to execute documentation.
Tom was
available quickly and expedited the paperwork. He was very willing and
able to
accommodate our schedule. He did a fabulous job explaining the
paperwork, the
various decisions that had to be made and the options available to my
folks. He
was careful and meticulous in preparation of the documentation. I found
him to
be very respectful of their confidentiality as well. I highly recommend
Tom for
this kind of work.
I also had the benefit of working with Tom in his
capacity as a land use
attorney for the Vermont
Environmental Board. I found his knowledge of the law to be
exceptional. He was
able to assist me, as Chair of the Board, with a number of critical
policy
considerations. He was thorough and very fair in his work with the
Board. I
found him to be very capable and I was sorry to see him leave for his
own
practice.

Tom Walsh joined our team as we were taking our 17
unit townhouse
development through the local permitting process. His depth of
experience
became apparent immediately as he helped us to finalize permits at the
local
level and to prepare for the Act 250 process. Tom deftly inserted
himself into
a very complicated team structure and became a reliable, integral part
of our
development team. His knowledge of the permitting at the state level
was invaluable.
He streamlined the process for us, literally cutting in half the time
and
expense of Vermont's
Land
Use Planning process.
As construction begins on our project, Tom remains
a part of our team and
will handle other aspects of the development from Planned Community
Documents
to assisting us with Purchase and Sales Agreements. Mr. Walsh offers a
breadth
of services and will most definitely be involved in our next real
estate
venture.
